U.S. Pave is a commercial asphalt and concrete paving contractor working across Miami-Dade County every week — from Aventura and Miami Gardens down through Doral, Hialeah, Coral Gables, Kendall and Homestead. Since 2012 we have paved, repaired, sealcoated and striped parking lots for property managers, shopping centers, industrial parks, condominiums, hospitals, schools and municipalities throughout South Florida. Our crews and equipment run out of our Fort Lauderdale yard at 904 NW 9th Ave, twenty minutes from downtown Miami. Call 954-210-7481 or request an estimate and we will walk your lot with you.
Parking lot paving, repair and maintenance in Miami-Dade
Everything on this list is done by our own crews, not subcontracted, and scheduled around your tenants and customers — nights, weekends and phased work are normal for us on open properties.
- Parking lot paving — new construction and full-depth replacement, including base work and drainage.
- Asphalt milling and overlay / resurfacing — the most cost-effective way to get a new surface on a lot whose base is still sound.
- Asphalt repair, pothole repair and emergency repairs — patching, crack sealing, trip-hazard removal and same-week fixes when a lot becomes a liability.
- Sealcoating with TreadCoat™, our own asphalt sealer made with recycled tire rubber (see below).
- Parking lot striping, signage and ADA compliance — layout, restriping, accessible spaces, ramps and signage that pass inspection.
- Commercial concrete — curb and gutter, flatwork, sidewalks, dumpster pads, catch basins and drainage structures.
- Speed bumps, bollards, wheel stops and EV charging station installation.
- Parking lot maintenance plans — a scheduled program of sealcoating, crack filling and restriping that keeps a lot out of the replacement budget for years.

Where we work in Miami-Dade County
We serve the whole county, from the Broward line to Homestead and Florida City: Miami, Miami Beach, Aventura, Sunny Isles Beach, North Miami, North Miami Beach, Miami Gardens, Opa-locka, Hialeah, Hialeah Gardens, Miami Lakes, Medley, Doral, Sweetwater, Coral Gables, South Miami, Key Biscayne, Kendall, Pinecrest, Palmetto Bay, Cutler Bay, Homestead and Florida City — plus the unincorporated areas in between.
Paving for Miami’s climate
Asphalt in Miami-Dade takes more punishment than almost anywhere in the country: year-round UV, summer surface temperatures well over 140°F, and a May-to-October rainy season that finds every low spot and unsealed crack. Three things we do differently because of it:
- Drainage first. Standing water is what kills a South Florida lot. Before we resurface we correct grades, repair or add catch basins and rebuild curb and gutter so water leaves the pavement.
- Sealcoat on a schedule, not when it looks bad. By the time a Miami lot turns grey and starts raveling, the oxidation damage is done. We recommend a sealcoat cycle of roughly every two to three years, timed for the dry months.
- Work around the property. Most Miami-Dade lots can’t close. We phase sections, work nights on retail and hospitality properties, and keep tenant access and fire lanes open throughout.
TreadCoat™ — the sealer we make
TreadCoat™ is U.S. Pave’s own asphalt sealer, made with recycled tire rubber. The rubber makes the coating thicker and more resilient to what a sealer has to stand up to in Miami: oil, UV and heat — and it dries jet black. Every lot we seal with TreadCoat takes tires out of the waste stream. Ask for it by name, or read more at treadcoat.com.
Why Miami-Dade property managers call U.S. Pave
- Commercial only. Parking lots, roadways, truck courts and campuses are all we do. We have paved for the Super Bowl and Formula 1, and we run the same crews on a 40-space plaza lot.
- Estimates you can take to a board. Itemized, with square footage, thicknesses and options (repair vs. overlay vs. replace) so a property manager or association can make the call.
- One contractor for asphalt, concrete and striping. No coordinating three vendors on one lot.
- Licensed and insured, Florida-based since 2012. Headquartered at 904 NW 9th Ave, Fort Lauderdale, FL 33311.
- We give back. Through Pave It Forward™ we donate parking lot work to South Florida public schools.
Miami-Dade paving questions
- How much does it cost to pave or resurface a commercial parking lot in Miami?
It depends on square footage, the condition of the base, and whether the lot needs repairs, a mill-and-overlay, or full replacement. A sealcoat-and-restripe program costs a fraction of an overlay, and an overlay costs a fraction of a rebuild — which is why we always price the options side by side. Send us the address and we'll walk the lot and give you an itemized estimate.
- Do you work nights and weekends on Miami-Dade properties?
Yes. Most of the retail, hospitality, medical and multifamily lots we work on in Miami-Dade can't close, so we phase the work in sections and schedule paving, sealcoating and striping for nights or weekends when the property is quiet. Tenant access and fire lanes stay open throughout.
- Do I need a permit to repave a parking lot in Miami-Dade County?
It depends on the municipality and the scope. Routine maintenance such as sealcoating, crack sealing and restriping to the existing layout generally does not require a building permit; new construction, drainage changes, and changes to the layout or accessible parking usually do. We check the requirements for your city or unincorporated Miami-Dade before we quote and handle any permitting as part of the job.
- How often should a parking lot in Miami be sealcoated?
Roughly every two to three years. Miami's UV, heat and rainy season oxidize asphalt faster than almost anywhere in the country, and by the time a lot turns grey and starts to ravel the damage is done. A sealcoat cycle timed for the dry months, with crack filling and restriping, is the least expensive way to extend a lot's life.
- Which parts of Miami-Dade County do you serve?
All of it — from Aventura, Miami Gardens and Hialeah in the north through Doral, Miami, Miami Beach, Coral Gables and Kendall to Cutler Bay, Homestead and Florida City, including unincorporated Miami-Dade. Our crews run out of our Fort Lauderdale yard at 904 NW 9th Ave and are in Miami-Dade every week.
- What is TreadCoat™?
TreadCoat™ is U.S. Pave's own asphalt sealer, made with recycled tire rubber. The rubber makes the coating thicker and more resilient to oil, UV and heat, and it dries jet black. It is the sealer we use on the lots we sealcoat; you can ask for it by name.
