It depends on square footage, the condition of the base, and whether the pavement needs repairs, a mill-and-overlay, or full replacement. A sealcoat-and-restripe program costs a fraction of an overlay, and an overlay costs a fraction of a rebuild — so we price the options side by side, itemized by square yard and thickness, in a format a board or manager can compare against other bids.

Do you provide bids for HOA and condominium associations?

Yes — a large share of our Palm Beach County work is association roadways and parking areas. Florida's HOA and condominium statutes require competitive bids on larger contracts, and our proposals are written to be compared line by line. We also help boards phase work across budget years and plan around reserve studies.

Can you pave while the shopping center or community stays open?

Yes. We phase the work in sections, schedule paving, sealcoating and striping for nights or off-season, and keep access, deliveries and fire lanes open throughout. Seasonal properties are usually scheduled for summer, when traffic is lightest.

Roughly every two to three years. South Florida's UV, heat and rainy season oxidize asphalt fast, and once a lot turns grey and starts to ravel the damage is done. A sealcoat cycle timed for the dry months, with crack filling and restriping, is the least expensive way to extend a lot's life.
