Parking lot paving, repair and maintenance in Key West
Every service below is performed by our own crews and scheduled around your guests, boaters and residents — off-season, early-morning and phased work are routine for us on open properties. Each link goes to a page about that service in the Florida Keys.
- Parking lot paving — new construction and full-depth replacement, including base work and drainage.
- Asphalt milling, overlay and resurfacing — a new surface at a fraction of replacement cost when the base is still sound.
- Asphalt repair, pothole repair and parking lot repair — patching, crack sealing and same-trip fixes.
- Sealcoating with TreadCoat™, our own asphalt sealer made with recycled tire rubber — built for salt air and full sun.
- Parking lot striping, signage and ADA compliance.
- Commercial concrete — curb and gutter, flatwork, dumpster pads and catch basins.
- Speed bumps, bollards, wheel stops and EV charging station installation.
- Parking lot maintenance plans — scheduled sealcoating, crack filling and restriping timed to our trips down the Overseas Highway.
Our work in the Lower Keys
- Hotels, guesthouses and resorts — phased off-season and early-morning paving, sealcoating and restriping with guests on property.
- Marinas, boatyards and working waterfront on Stock Island — lots and trailer aisles that carry heavy loads and salt water, with drainage built for it.
- Restaurants and retail on and off Duval Street, shopping plazas along North Roosevelt Boulevard — tight lots worked in sections so the doors stay open.
- Condominium associations, medical offices, churches and public facilities — ADA-compliant striping, pothole and drainage repair, sealcoat programs on a schedule.

Paving in Key West
- Salt, sun and storm surge. Key West asphalt oxidizes faster than anywhere in Florida. We seal on a shorter cycle, use TreadCoat™ for its UV and salt resistance, and correct drainage so king tides and summer rain leave the pavement instead of sitting on it.
- Tight lots, tight streets. Old Town and the historic district mean small lots, narrow access and neighbors close by. We plan equipment and material deliveries for the site, and we bundle Key West work into full-day trips — which is also how we keep pricing competitive 160 miles from the mainland.
- Work around the season. Hotels, marinas and restaurants get scheduled for the off-season and for early mornings or nights; access and fire lanes stay open throughout.
TreadCoat™ — the sealer we make
TreadCoat™ is U.S. Pave’s own asphalt sealer, made with recycled tire rubber. The rubber makes the coating thicker and more resilient to oil, UV and heat, and it dries jet black. Every lot we seal with TreadCoat takes tires out of the waste stream. Ask for it by name, or read more at treadcoat.com.
Why Key West property managers call U.S. Pave
- Commercial only. Parking lots, resort drives and marina yards are all we do. We have paved for the Super Bowl and Formula 1, and we run the same crews on a 20-space guesthouse lot in Old Town.
- Estimates you can take to an owner or a board. Itemized, with square footage, thicknesses and options (repair vs. overlay vs. replace).
- One contractor for asphalt, concrete and striping. One trip, one crew, one invoice.
- Licensed and insured, South Florida-based since 2012. Headquartered at 904 NW 9th Ave, Fort Lauderdale, FL 33311.
- We give back. Through Pave It Forward™ we donate parking lot work to South Florida public schools.
Key West paving questions
- How much does it cost to pave or resurface a commercial parking lot in Key West?
- It depends on square footage, the condition of the base, and whether the lot needs repairs, a mill-and-overlay, or full replacement — plus the trip: materials and crews come down US-1 from the mainland. We price the options side by side, itemized by square yard and thickness, and we bundle Lower Keys work into full-day trips to keep the mobilization cost down. Send us the address and we’ll give you a written estimate.
- Do you work on hotels, marinas and restaurants in Key West?
- Yes — hospitality and marine properties are most of what we do in the Keys: hotel and guesthouse parking, marina lots and boat-trailer aisles, restaurant and retail lots on and off Duval Street. We schedule for the off-season and for early mornings or nights so guests are never locked out.
- How often should a Key West parking lot be sealcoated?
- More often than on the mainland — roughly every two years. Salt air, full sun and storm surge oxidize asphalt fast, and once a lot turns grey and starts to ravel the damage is done. TreadCoat™ holds up to UV and salt better than conventional sealers.
- Do I need a permit to repave a parking lot in Key West?
- It depends on the scope. Routine maintenance such as sealcoating, crack sealing and restriping to the existing layout generally does not require a building permit; new construction, drainage changes, and changes to the layout or accessible parking usually do — and work in the historic district can have additional review. We check with the City of Key West before we quote and handle any permitting as part of the job.
- Which parts of the Lower Keys do you serve?
- Key West, Stock Island, Big Coppitt, Sugarloaf, Cudjoe, Summerland and Big Pine Key — and the rest of the island chain up to Key Largo. We come down US-1 from Fort Lauderdale and work the Keys in planned trips.
- What is TreadCoat™?
- TreadCoat™ is U.S. Pave’s own asphalt sealer, made with recycled tire rubber. The rubber makes the coating thicker and more resilient to oil, UV, salt and heat, and it dries jet black. It is the sealer we use on the lots we sealcoat; you can ask for it by name.
