When to Request a Sealcoat Evaluation

- Graying asphalt – Your pavement should be black. If it begins to gray, the top layer may be compromised and showing the aggregates underneath.
- Loose gravel – Some dirt and debris are normal, as it is brought in on vehicle tires or blown in by the wind. Unexplained or excessive gravel can mean the wear layer is gone. The asphalt beneath may break down and pull out the gravel mix. This leaves pits in the asphalt that are vulnerable to water damage and potholes.
- Cracking – Even small cracks will allow water to work its way into the asphalt, creating larger cracks or even eroding the base underneath. This leads to uneven surfaces and potholes.
